Accommodation
From the open side entrance porch, a door opens into the entrance hall. On the left is a cloakroom, then stairs rise in front of you to the first floor landing. Beyond here a door opens into the kitchen and to the right into the living room. This has dual aspect windows to the front and side. On into the kitchen, there is a good range of wall, base and drawer units, with space for a gas/electric cooker, washing machine, dishwasher and fridge/freezer. Further storage is gained from the understair cupboard, This L-shaped room then takes you onto the dining/breakfast area, which in turn opens into the conservatory. Views can be gained from here not only over the large garden, but also beyond to the Levels and Wearyall Hill in the distance. Last of all, and accessed via the side patio or from the garage, is the study, which has an excellent storage space and enjoys the seclusion of being separate from the main living accommodation.
On the first floor, there are three bedrooms and bathroom off of the main landing, as well as the airing cupboard. Bedroom one has a fitted double wardrobe and dual aspect windows, furthermore, a door opens into an en-suite shower room. Bedroom two also has dual aspect windows to the side and rear, taking full advantage of the views, also having a built in double wardrobe. Bedroom three enjoys a rear aspect also with views. Finally the well appointed bathroom comprises of a panelled bath with shower over, wash hand basin and WC.
AGENTS NOTE
The current owners had previously had planning permission granted for a single storey rear extension. This will extend out from the existing kitchen, to create a more plan family living/dining experience.
Please note, as the property is currently tenanted, the photos used are from 2020 to ensure privacy for the tenant.
Outside
The property is approached from the front over a driveway with parking up to the single garage, that has been part converted to create the study. Further parking is then available for at least two more cars, being brick paved across the front elevation. A path extends around to the side and rear garden. Here, the large garden has become well established a range of mature plants and shrubs, including two laurel edges for added seclusion. An expanse of lawn extends from the patio, and also around to a second more private leading to the study. To the right is a summer house, before a path meanders down to the foot and timber garden shed. Significantly however, the south westerly views over the levels are a joy and compliment this delightful, sunny aspect.
Location
The property is situated on a small luxury development towards the southern outskirts of the historic town of Glastonbury which is famous for its Tor and Abbey Ruins. The town centre offers a good range of shops, supermarkets, restaurants, public houses, cafes, health centres etc. The Cathedral City of Wells is 6 miles whilst the thriving centre of Street is 2 miles and offers more comprehensive facilities including both indoor and outdoor swimming pools, Strode Theatre, Strode College and the complex of shopping outlets in Clarks Village. The nearest M5 motorway interchange is at Dunball (Junction 23) some 14 miles distant. Bristol, Bath, Taunton and Yeovil are all within commuting distance.
